    Will have 2 beneficiaries 50% split, if one of them dies the other receives 100% automatically or does it need to be spelled out? Regarding your first question about beneficiaries and automatic distribution in case of death, whether the other beneficiary automatically receives 100% upon the death of one beneficiary would typically depend on the language of the Transfer on Death Instrument (TODI) or similar document. In many jurisdictions, if one beneficiary predeceases the owner, the remaining beneficiary would indeed inherit the deceased beneficiary's share, but this may not always be the case and could depend on state law and the specific language of the document. As for the property tax implications of receiving property from a TOD, these can vary based on jurisdiction and the specifics of the property in question. In some cases, inheriting property through a TOD may result in a "step-up" in basis, potentially reducing capital gains tax liability for the beneficiary upon eventual sale of the property. However, other factors such as local property tax laws and any applicable exemptions may also come into play. Regarding the possibility of designating both beneficiaries as 100% primary and backup, this again would depend on the laws of the relevant jurisdiction and the specific requirements for TODIs or similar instruments. In some cases, it may be possible to designate multiple primary beneficiaries with instructions for distribution in case of predecease, but this should be carefully considered and drafted to ensure clarity and compliance with legal requirements. Finally, when it comes to filling out TODIs for a couple, each individual typically needs to execute their own separate document. While both spouses or partners may have similar estate planning goals, it's important for each person to have their own legally enforceable document tailored to their individual circumstances and wishes.       Thank you for your response Who should I ask if the TOD in Kendall county would mean a step up in basis to help reduce capital gains, local property tax and applicable exemptions when the property is inherited. It seems this document could Be prepared easily and is only a $76 dollar fee to record it in Kendall county is it necessary to use a lawyer? If the mortgage is still unpaid the beneficiary will assume the deceased payment. Would that require to create a new mortgage at a different rate? The lender needs to be notified the person died? or if the payment continues as usual is not a problem? I can continue paying the mortgage at the 3% rate but wouldn’t be able or would be difficult to if it requires a new mortgage with a different rate. Like if I’m buying the house again?

    My landlord changed my locks and stole all of my belongings worth value knowing I had 10 days to remove my belongings and also they have not returned my rental deposit. I have pictures of my apartment before and after they entered and took what they wanted leaving nothing but trash but they said they were doing a "clean out" but in all actuality they basically robbed me. I've been thinking about filing a counterclaim in small claims court to get a cash amount for my belongings I have email conversations with the apartment manager where she stated my belongings were thrown in the trash which I know is a lie brand new shoes, all of my daughters clothes and brand new boxes of diapers , all of my fiancé clothes and shoes.

    Why can’t a multi-member manager managed LLC taxed as a partnership do everything a Limited Partnership can without requiring the additional LLC to serve as General Partner? LLCs have much flexibility for creating different classes of ownership for distributions and voting rights, so I don’t understand the rationale of the Limited Partnership for any reason other than the fact they’ve been around longer than LLCs. Is there something obvious, or perhaps not so obvious, that I’m missing?

      @@Learn-about-law Not specific to anything, especially since I have no case, just simple and a desire to understand in detail. As far as I can tell, the only reasons to use an LP are because it’s been around longer and more people understand how it works, and the bifurcation if ownership and control is easy to see, i.e. General Partner(s) and Limited Partner(s). But if the same can be accomplished with a properly drafted LLC Operating Agreement, with no need for a second entity to provide liability protection for General Partner(s), it seems that would be preferable, unless I’m missing something. Thanks for responding. So, am I missing something?

    If I served a 5 day notice on Monday afternoon does that day count & if the 5th day falls on a weekend does the weekend day count?

    Can someone please make a video addressing the corruption in the system because an unmarried father who wants to help his children and be in their life just because he does not live in the same household with the mom and kids and if she's claiming assistance from the state then the father will automatically be placed on child support even if the mother is against it he will still be placed on child support this is very bad and here is the corruption because instead of the father giving money directly to his family to help them he will have to give extra money to the state with fees and interest and the state is stealing the food out of his children's mouth😮😮😮😮😮😮

    My daughter has been a huge danger to herself and her children. She's almost killed both of my grandchildren with her drinking and drugs. They were both born severely premature. They both were exposed to drugs and alcohol her whole pregnancy. She's now pregnant again. I need help protecting my granddaughter and grandson and new grandchild. My daughter has verifiable mental illness and extremely extensive drug charges . Our county judges and commissioner in Manitowoc Wisconsin do nothing, even probation and CPS do nothing. Help me please ❤.by the way, my granddaughter 💜 was born 2 pound s and 11oz my grandson was born 1040 grams weight at birth! I'm not exaggerating here I need help to help them.

    A few years ago, I believe I was illegally stopped by a Rockford, ILL. cop. I was sitting outside a Schnuck's grocery store eating pizza on their bench. Near to me was the bicycle rack they provide, and my bicycle was secured there. On my back was my backpack with a T-ball bat handle popping out the top. I have sat there like that for years. Suddenly a cop drove up and says, "How are we doing Sir?" 🎶 Dum-dee-dum-dum 🎵 I knew that was not good. He told me the store had called, fearing me due to my T-ball bat handle extending out the top of my backpack. I told him carrying it was not illegal. He agreed but asked for my I.D. I asked why I should give my I.D. if I had broken no law. He said because it was suspicious or something like that. I told him suspicious was not a crime. He insisted again. I told him I was not trying to argue, but I just did not see why I should be required. He insisted again. I did not feel like getting into a fight, so I reluctantly handed it over. He ran me and returned it. He said all was o.k., but that I still had to leave the property. I left and told a nearby black man the story, and how when they are mistreated, sometimes it is not due to their color, but a bum cop. I called Schnuck's and spoke to the store manager. He confidently told me no worker had actually called the police, as they are required to log all calls to the cops. He told me I was welcome to carry my T-ball bat in my backpack int the store any time I liked.
